The Purchasing PROCESS.

When Buying Off-Plan In Dubai 🌇

Below are the few simple and straightforward steps to take when buying off-plan in Dubai with us:

 

 

These are just for your information, so that you know well in advance what to expect.

 

But please don't worry, we are going to hand-hold you and guide you through each and every step.

 

You'll never be left on your own and you'll receive all the guidance and help you need from us.

 

 

 

Step-By-Step Purchasing Process

(and what you should expect):

 

 

 

1. Book Your Unit/s Reservation

Once you've decided to invest in one of our investment deals, book the reservation of your unit/s.

 

2. Choose Your Unit/s

We put you in touch with our partner developer’s broker, who will contact you to help you choose the unit/s you want to purchase, among those available.

 

3. Receive The Sales Offer

The developer sends you a sales offer containing all the details of the unit/s you are about to purchase, so that you know EXACTLY what you are buying.

That will include the floor level, the floor plan, the view, the breakdown of the payment plan schedule, and all other relevant information.

 

4. Fill The Booking Form

The developer sends you a booking form that you need to fill out with your details (home address, email, and phone number).

 

5. Send Your Documents

Send to the developer the filled booking form (see Step #4 above) and a copy of your passport/driving licence.

 

6. Pay The Reservation Fee

Pay the reservation fee to the developer so that you can officially reserve the unit/s.

 

That is generally a very small amount, which purpose is to just reassure the developer that you are serious about your purchase. This of course will be deducted from the total amount you’ll need to pay. So, this reservation fee is not a cost, but just a small pre-payment.

 

7. Pay Your Deposit/Down Payment

Within a few days (generally within 30 days), pay your first deposit/downpayment, generally 10% or 20% of the purchase price, along with the 4% DLD - Dubai Land Department Fee (please note that this fee is pretty much the only fee you're ever going to have to pay to the government). This can be done via a simple bank transfer.

 

At this point you've officially secured your unit/s - CONGRATULATIONS!

 

Q: Do you need to be in Dubai for this or other steps?

A: No, everything can be done 100% remotely, which is amazing if you are an international investor and/or don't live in Dubai.

 

8. Receive The Sales Purchase Agreement (SPA)

The developer sends you the Sales Purchase Agreement (SPA) that outlines exactly what you've just purchased and what you are getting. This is to attest that you are now the rightful owner of the property (or properties) that you've just purchased.

 

9. Receive The Pre-Title Deed

You receive the pre-title deed. You will get the Title Deed once the property is completed and handed over to you.

 

That pretty much completes the admin part of the process.

 

10. Follow The Payment Plan

Make the payments required according to the agreed payment plan schedule, which will happen in parallel with the construction of the property.

 

If you have questions at any point, just ask us, our partner broker, or the developer.

 

11. Handover

Once the construction is complete, you get the handover of the property/properties, including the keys, and your title Deed/s.

 

 

And that is it! 😎

PAYMENT PLANS Explained.

For Off-Plan Purchases In Dubai 🌇

When buying off-plan from a developer in Dubai, you get to benefit from an INTEREST-FREE payment plan.

 

Which means that you don’t pay the full purchase cost of the property upfront (because the property is not yet built), but the total amount due is spread over time during the construction period.

 

 

How does a payment plan work?

 

Very simply, you need to pay a percentage of the total purchase price when you purchase and during construction, a percentage at completion/handover (when the property is completed and gets handed over to you), and sometimes a percentage post completion/handover.

 

Typical payment plan percentage splits: 60-40-0 or 80-20-0. Meaning that you generally pay 60-80% during construction and 20-40% at completion/handover.

 

The exact split depends on the developer and on the specific development. Especially when you buy from the most established developers, there are no payments left after completion/handover, so there's 0% to pay after completion.

 

The 60-80% payments due during construction need to be paid at certain intervals over the period in which the development is being constructed. For example, if the construction period is 3 years, then, that 60-80% is spread in installments (generally quarterly), over those 3 years.

 

Of that 60-80%, generally about 20% needs to be paid when you purchase, as a deposit/down payment, and the remaining during construction.

 

 

Can the payment plan be financed?

 

Yes, partly. That the 20-40% to be paid at completion/handover can be financed via a mortgage. If you are a resident, you can get up to 80% financing, and if you are a non-resident, you can get 50% financing. 

 

Also, after completion, when the property is officially fully yours, you can refinance it and get some cash out.

 

You do this by getting a mortgage on the property, and if you are a Dubai resident you can get up to 80% LTV (Loan to Value) mortgage, and if you are a non-resident, you can get 50% LTV mortgage.

 

 

How is a payment plan structured?

 

That varies depending on the developer and on the specific development, but generally, below is a pretty common structure you can expect:

 

  • 20% deposit/downpayment (+4% DLD - Dubai Land Department Fee). This is to be paid generally within 30 days
  • 40/60% during construction at (generally) quarterly installments of 2%, 3%, or 5%, depending on the developer and on the duration of the construction period.
  • 40/20% at completion/handover

 

Are there any other costs?

 

Aside from the DLD to the Dubai Land Department (the only tax ever to be paid on your property now or in the future) to be paid to alongside the initial deposit, and a small developer's admin fee of about $600-$1,000 (at most), there's nothing else to pay!

 

No fees/commissions to the broker, no other costs, no extra fees to anyone else.

 

And that’s because there’s NO conveyancing needed when you buy off-plan in Dubai. So all those extra legal and solicitors fees can be completely avoided, which is another big plus of buying off-plan in Dubai.

When Buying Off-Plan In Dubai 🌇

Right, so what are the risks that you could potentially face when investing off-plan in Dubai?

 

Below you can find the list of all the risks that you could potentially face when investing off-plan in Dubai.

 

For each of those risks, we are going to look deeper and uncover which of those risks are TRUE risks and which aren’t, whether you should worry about those or not, and, most importantly, for those risks that are real, what you can do to mitigate them.

 

This is something extremely important for you to understand and be aware of, should you be considering investing off-plan in Dubai.


 

 

Risk #1: Development Delay

 

The BIGGEST RISK when buying an off-plan property in Dubai is a delay in the development construction.

 

However, this risk is very small, as most developers are able to deliver projects on time or, quite often, even ahead of schedule.

 

So, as long as you choose a reputable developer, with a good track record, you’ll be fine.

 

And in the worst-case scenario, the development will just be completed with a slight delay, which is NOT the end of the world, considering the massive benefits of investing off-plan and the fact that, even if there is a delay, most likely your payment plan installments, that track the progress of the construction works, will be paused or delayed as well.

 

 

 

Risk #2: Development Not Built OR Developer Going Bust

 

This, on the surface, seems to be the biggest risk when investing off-plan, right?

 

Well, not really… NOT when investing off-plan in Dubai.

 

Because the reality is that the real risk to YOU of a Dubai development not being built at all and/or the developer going bust is actually insignificant.

 

Why?

 

Well, first because the risk of the development not being built at all and/or the developer going bust is very small.

 

And second, because even if that happens, there is actually NO risk to you as you can claim back from the Dubai Land Department the money that you've already paid. This is because your payments are not sent directly to the developer but are held in an escrow account. Plus, your funds are in any case guaranteed by the government.

 

So you and your investment are fully protected even in the remote circumstance in which the development does not get built or the developer goes bust.

 

That is thanks to the huge safety and extremely strict regulations that Dubai property investments are under.

 

 

Risk #3: Your Finances

 

This is actually a risk personal to you, but a risk that you can very easily control as this relates to the risk of you not being able to meet the payment plan installments when due, which then would cause you to have to pay potential extra fees or penalties for delayed payments, or even losing your purchased unit/s if you don't pay at all.

 

So, just make sure you make your payments when due, and as long as you plan your finances in advance, there are no risks to you, and you will be 100% fine.

 

 

Risk #4: Market Risk

 

As with any property investment, should the broader market fall or crash, your investment value would fall too, so you might end up with a property value temporarily lower than what you purchased it for.

 

But as long as you don't panic-sell at the wrong time and as long as you have a medium or long-term horizon for your investment, that risk is minimal and its real impact to you non-existent.

 

And even if the Dubai property market goes through a downturn at some point, during that period, as long as you don't sell, you will keep collecting your juicy rental income.

 

Also, don't forget that when you buy BMW (below market value) and/or at a discount, you basically build a valuation buffer on your investment, thanks to which, during any market downturn, any temporary paper loss on your investment would be milder than it would have been otherwise, had you purchased at full market price.

 

And that's another big plus that investing off-plan BMV gives you.

 

And that's it really in terms of risks when investing off-plan in Dubai.

 

 

In Conclusion... 

 

Look, any and all investments carry some risk, and property markets fluctuate all around the world. For Off-Plan Dubai Properties

As explained here the total return you make from property and real estate is made up of Rental Income and Capital Growth.

 

Most properties are biased towards one or the other as it’s unusual to find a property that has the best capital growth potential and that also generates the highest yield.

 

However, we target investment deals in properties that meet both objectives of making an attractive and juicy monthly rental profit AND that at the same time have great potential of delivering strong short, medium, and long term capital growth.

 

That said, it is natural that a property might have a natural bias either towards rental income or  towards capital growth, while meeting both objectives.

 

For that reason we present below 2 investment case studies. The first biased more towards rental income, and the second biased more towards capital growth.

 

This way, you can see what is realistic and possible to achieve in the current Dubai real estate market when investing off-plan.

 

CASE STUDY #1.

(High Rental Income Bias)

Location: Just outside the city center

Price Paid: $250,000

Construction Period: 1-2 years

 

Capital Growth.

Expected Value Appreciation During Construction: 10-15% ($25,000 - $37,500) + Broader Market Growth

Property Value At Completion: $275,000 - $287,500 or higher if the broader market grew during construction

 

Rental Income.

Gross Rental Income: $30,000

Service Charge: $2,500

Net Rental Income: $27,500

 

Now, should you decide to refinance the property after completion to get some cash out, you can do that. In that case you can take a 50% mortgage if you are a non-resident and an 80% mortgage if you are a resident.

 

But should you prefer not to refinance, that's fine too.

 

Below the implications (advantages) on the financial outcome of your investment in both scenarios:
